For the 2170–2188 West 6th Avenue mixed-use property in Eugene, Oregon, I led the end-to-end marketing strategy for the asset, overseeing all investor-facing materials and creative execution. The campaign was designed to present the property as a compelling mixed-use investment through a combination of narrative-driven content, high-quality visuals, and targeted investor outreach.


OM & BOV Development

I created the offering memorandum and broker opinion of value (BOV), organizing financials, tenancy details, and market context into clear, professional documents tailored for investor and ownership audiences. These materials served as the foundation of the marketing effort, supporting underwriting, valuation discussions, and investor confidence.


Video Strategy & Creative Direction

To elevate the property’s presentation, I partnered with VidTech and led the creative direction for a custom property video. I shaped the video narrative, guided visual pacing, and ensured the final cut aligned with the investment story and target audience.


The video was designed to highlight the asset’s mixed-use nature, location context, and overall character—providing a dynamic supplement to traditional marketing materials and increasing engagement across digital channels.


Visual Asset & Creative Execution

In addition to video, I oversaw all visual asset development for the campaign, ensuring consistency across photography, video, and design elements. Visuals were curated to clearly communicate building condition, tenant mix, and surrounding area, reinforcing credibility and transparency for investors.
